จ บทคัดย่อภาษาอังกฤษ Abstract Thesis Title : Legal Measures on Immovable Property Broker Control Student's Name : Mister SORAWIT TAA Advisory Committee : Assistant Professor Dr. ARNON SRIBOONROJ Degree and Program : Master of Laws in Laws Academic Year : 2023 This research study aimed to study problems and obstacles of immovable property broker control and investigate concepts, theories, and principles of enactment of laws on immovable property broker control, registration of immovable property brokers, and organizations in charge of immovable property control, including punishment to propose legal measures on immovable property broker control. This study was conducted through the review and analysis of international laws, the laws of European countries, Australia in Victoria State, Singapore, the Philippines, and Vietnam, compared to Thai laws; as a result, it was qualitative research using documentary research and in-depth interviews. According to the research findings, 1) there is currently no law on immovable property broker control in Thailand. Therefore, to protect immovable property brokers and consumers using their services, the Civil and Commercial Code and the Unfair Contract Term Act of 1997 are enforced. It is thus necessary to enact specific laws to create the Immovable Property Broker Control Act, 2) the registration of immovable property brokers is a step demonstrating that the brokers are willing to be members of the Immovable Property Broker Association, which is a problem of directing and professional standards since there is no legal sanction and no specification on the characteristics of the brokers in terms of age, education level, and nationality, 3) in terms of the organization responsible for immovable property broker control, the Immovable Property Broker Association should be upgraded to be
